Zooming out, let’s look at the future waterfront developments closest to Downtown Dubai.

Valuations are more fairly consistent and are within a narrower range of $580 to $750 per square foot.
Apartment Community
If we take a trip to the other, emerging side of Dubai, next to Emaar South is another apartment community called Azizi Venice.
Venice was announced in early 2023 and comprises of mid-rise buildings built along a crystal lagoon.
Here current launches for past few months have been from AED 1700 - 2000 psf.

We've actually never sold a single apartment here despite our major work over the years in Expo City & South Bay.
There is, ofcourse, much more to consider beyond price and we can be wrong in what we choose to work on for the long-term.
Benchmark
Today, Azizi Venice is off more interest to us as a benchmark.
There is the expected announcement of Bahria Town’s first development in the UAE - a 20 million sq. ft. development in the same vicinity as Emaar South.
Emaar are also now concentrating on developing & selling the mid-rise apartments directly on the Emaar South's golf-course.
There is indeed something for everyone in Dubai.
