Emaar have hit the accelerator on their pace of new launches in 2024.
The apartments are launched in rotation in Dubai Creek Harbour, Dubai Hills & Mina Rashid.
Each of these master-communities dominate a different sub-market and all of the projects continue to sell out.
All the projects are launching at similiar price point psf and offer a completely different lifestyle choice.
These price points can be benchmarks - and within these sub-markets you can find better priced alternatives from smaller / private or new developers with superior payment-plans - but it won't be Emaar and won't be within a master-planned community.
Dubai Hills Apartment Market
This map above gives some perspective on Dubai Hills apartment market.
The first apartment projects launched in 2014 - Mulberry & Acacia - they are still the projects with the largest built up areas on average and directly on the Dubai Hills Park.
New project launches continued from 2015 - 2020; and that is where we see all the ready buildings that are in Dubai Hills Estate now.
In this period, most of the locations launched were not on the park and also introduced smaller unit sizes.
New projects were launched in late 2022 after a gap of about 2 years.
Dubai Hills Park
With this release - every plot along the Dubai Hills park is accounted for (but never say never in Dubai).
But generally almost the entire half of the apartment district in Dubai Hills is ready / under-construction or recently launched.
The district near the golf-course / luxury villas still has a lot of plots and that land-use decisions will probably evolve over the next few years.
