Palm Jumeirah
This week, Nakheel will release for sale the Beach Collection (5 & 6 bedroom villas) on Frond C of Palm Jebel Ali for sale.
Last year and through early 2024 - we saw the release and complete sell out of Fronds K, L, M, N, O & P.
Frond C is the first frond being released on the right hand side of Palm Jebel Ali.
Price points are similar to what we saw previously - so no significant price increases as yet from the developer.
Clients submitting EOIs from last week are expecting prices ranging from AED 18.5 - 28 M (USD$ 750 - 900 psf).
This iconic beachfront development is actually selling at a lower price psf than Jumeirah Islands, District One and most other existing luxury villa communities in Dubai.
The payment-plan is slightly modified - and a bit easier to follow - with 20% payable every year x 4 years.
Current prices on Palm Jumeirah
Current prices on Palm Jumeirah range between
AED 5,000 and 10,000 per square foot
USD 1,400 to 2,700 per square foot.
In comparison
Palm Jebel Ali features a unique design, with each frond being longer, wider, and separated by larger gaps.
Despite being nearly three times the size of Palm Jumeirah, Palm Jebel Ali will offer a similar number of villas.
The smallest villas at Palm Jebel Ali offer larger built-up areas than the Signature villas on Palm Jumeirah.
Over 20 distinctive floor plans and facades have been released, each showcasing modern and contemporary architectural styles.
These designs offer a fresh, attractive alternative to the original Palm Jumeirah properties, which date back to the early 2000s.
Construction Contracts
The construction contracts for further infrastructure, marine works, DEWA and the 6 fronds were all awarded between May - October 2024.
Completion dates for the villas launched so far is 2028.
