It’s getting increasingly harder to find high-growth areas in Dubai as prices have risen dramatically and all various parts of the city have their own unique drivers.

You're more likely to find higher growth in some of the other Emirates - particularly in Sharjah where the Emirates’ second largest city has introduced freehold and is rebuilding the city to its South & along its coast.

Focus more on the major projects by the Govt. backed developers - they are building some quality communities on par with many areas of Dubai - (examples Masaar, Maryam Island, Al Jada & Ajmal Makan @ Sharjah Waterfront City

A few weeks ago we highlighted Ajmal Makan City @ Sharjah Waterfront City.

This is a collaboration between the Govt. of Sharjah and a major Saudi developer.

This is the luxury / modern waterfront of Sharjah that will be developed. There are a total of 8 islands - and the major infrastructure has already been completed - as as you can see from the satellite imagery above.

In fact an entire island of villas is completed and this weekend they launched the second Island called Al Thuraya (see below)

The villas on Al Thuraya are much larger & more luxury grade (whilst the previous island was more high-end).

A grand launch event was held this weekend for Al Thuraya and villas above were allocated; many different buyers were observed (UAE Nationals, Russian, Chinese, Asian & more).

Other Key points

The prices for these villas is around AED 1,000 psf for luxury water-front. Thats kind of price point per sq. ft. that is becoming a distant memory except in a handful of Dubai's suburbs / outskirts.

The payment-plan is 10% down; 30% payable during construction and 60% on handover.

From Dubai there are three separate ways to connect to Ajmal Makan - the fastest being MBZ Road or Dubai Bypass Road. The most scenic and potentially hectic would be the E-11.

The community is a short drive to Ajman waterfront, Umm Quwain Waterfront and about 30 mins from Marjan Island - site of the Wynn.

While first residents are moving-in; the area will take time to mature.
