Payment Plans
Clients looking to purchase townhouses with 2028 deliveries and on new payment-plans have the following choices from the AED 3.0 - 3.5 M range (or below)
Valley Phase 2, Emaar
Limited townhouses + twin villas available to be purchased immediately. No future releases till at least December
Emaar South
Townhouse clusters coming soon.
The Heights by Emaar
Townhouse & twiin villa cluster coming this month.
Damac Sun City
The fourth option is Damac Sun City - which is now available to be purchased (see map above).
If you're an active buyer at the moment, please get in touch with us to meet in person or have a zoom call to understand the suburbs of Dubai better. The alternative option is to purchase from the secondary market.
Future Townhouse Supply
Over 80% of the future townhouse supply is within 3 - 4 Emaar & Damac communities (each)
Damac are currently rapidly buidling the 10 clusters of Lagoons - a sold out development. The properties here generally transact for 1,000 - 1350 psf (depending on villa / townhouse etc).
Damac have sold out Riverside earlier in 2024 which was a smaller development closer to the new airport.
Damac Hills 2 - scoffed at by many - is now mostly mature & fully occupied. Few clusters will handover in future. The community is preferred for its affordability + huge array of ameneties.
Sun City coming soon is a smaller development located at the intersection of Qudra & Emirates Road.
Expect similiar property types (perhaps with some improvements) to Lagoons & Riverside.
Starting prices for 4 Bed townhouses are from AED 2.2 - 2.7 M
Prices for 5 Bed townhouses will average AED 3.8 M
There is no 4% DLD registration charge.
