Emerging Residential Landscape in Dubai's Main Commercial District

The box in green is this main commercial & older districts of Dubai - and here we barely have development of freehold villas & townhouses. The major new infrastructure here continues to be the expansion of Al Ain Road & now the Blue Metro Line. This is what made The Valley a viable proposition from the start. When first announced in December 2019; the master-plan was Emaar's first that offered these many facilities in a suburban gated community.

Since 2019 Developments in The Valley

  • 7 townhouse clusters were launched; 1 is ready; 2 are approaching completion. Remaining handovers till 2028

  • 2 clusters of twin villas

  • 2 clusters of some of the large independent villas in Farm Gardens

  • Almost all launch prices over the past year have averaged around AED 900 - 1,100 psf

Expansion Announcement: Emaar Unveils New Phases for The Valley

Its been known for a few months and we did inform active buyers privately - Emaar have formally announced the expansion of the Valley. The above map is how this area is coming together.

Upcoming Townhouse Clusters Release

Two clusters of townhouses will be released for sale this week.

Dubai's development cycle is marked by continuous upgrades, driven by competition and market demands.

When in Doubt, Zoom out

While Dubai progresses, many global cities struggle with:

  • Outdated Infrastructure and Bureaucracy

Regulators and market are not in-sync.

  • Un-affordability

Home ownership feel unattainable for a new generation in Far East Asia, Europe, North Africa, and the US.

  • Rebuilding

Countries like Egypt, South Korea, and Indonesia are starting from scratch to address systemic issues and are building new capital cities.

  • Other narratives amplified by social media: traffic, pollution, environment, declining birthrates, uncontrolled immigration & crime.
