When the dust settles…
Global markets are rattled by a rapidly unfolding new world order.
US disengagement & waning influence are major themes for 2025.
UAE is clearly the most connected, welcoming & balanced world economies right now.
Entire industries that didn’t exist a few years ago have positioned it as an innovating economy.
And crucially the UAE is a true safe haven backed by governance most of the world can only dream of - with energy, the strongest banks & balance sheets.
Trump will visit Saudi Arabia & the UAE in his first foreign trip later in April or May 2025.
As the new world order takes shape, it is likely that capital flight into the UAE will accelerate.
We can expect a surge in safe-haven buyers from the U.S., Canada, Europe particularly those of MENA & Indian backgrounds taking advantage of UAE’s network effect.
Dubai Real Estate: Strong & Growing

But…
Some parts of the real estate market may need a breather or even a correction after years of growth.
The market remained robust in March 2025 (see below) - but current events may be the excuse the market needs to take stock or rebalance.
However, every major volatile event since 2021 has yet to impact the market here in almost any way.
Dubai remains a city of just ~4 million — half the size of Riyadh — with ample room for structured, long-term expansion.
Current events may accelerate people moving to the UAE.
From a global perspective, UAE property prices remain attractive & attainable with a strong value proposition.
Nearly every individual area one can invest in property in the UAE is backed by clear Government investment to enhance every part of the city with constant innovation.
And this is done again and again rapidly & with almost no waste
March 2025

In March 2025 we saw 15,028 transactions. 41% for ready property.
March 2024 was 13,600 transactions.
So despite this entire last month coinciding with Ramadan - this was the best March in number of transactions on record.
