Townhouses
Twin Villas

One of the best things to appreciate about Emaar's Valley master-plan is the diversity of property types.

Compare that to nearly every existing (and even some upcoming communities like Lagoons) - where hundreds of properties in a cluster are essentially copy-pasted.

In 2027 - 2028, as you drive through Valley you'll get to see the following enclaves ready & occupied:

Farm Gardens 1 & 2

  • Huge houses with an elevator with some of the largest plots you can find in Dubai.

  • Exquisite, niche master-plan built around picnic spots, padel & volleyball courts, Ghaf forest, multiple orchards, desert majlis & bonfire, an animal farm, stargazing platforms, pools, , yoga deck, multiple play areas etc.

  • Less than 7 units remaining of 5 bedroom villas. Prices from AED 9.3 M.

TWIN VILLAS in Rivana, Alana & Avena

  • Three distinct communities with different facades, floor-plans and internal / external sizes. 



  • Rivana launched first in mid-2023 at amazing price points; followed by the much much larger twin villas of Alana.

You can expect an avg of 2 clusters to handover every year over the next 5 years.

  • Each cluster would bring in about 200 - 350 properties on average which is absorbed by end-users, particularly those with families moving from smaller apartments in congested areas.

  • Emaar have also increased the built ups and plot sizes with each subsequent launch. The house in primary market today is about 500 sf bigger than existing Eden townhouses.

  • Each enclave also has multiple architectural styles - so you're not going to see rows of houses that look exactly the same within one street.

  • Currently there are only a few 3 bedroom townhouses in Valley 2 for sale (pictured) - prices typically from AED 2.7 - 3.2 M.

  • Compare that to 3 bedroom apartment valuations in other parts of Dubai. This is why townhouse communities priced between AED 2.5 - 3.5 M continue to sell out rapidly.
