Expect some major announcements soon, especially about integrating Maktoum Airport with Expo City in terms of design and future master-plan expansions. We may also hear more about upcoming exhibitions and conferences in Dubai.
The city is rapidly transforming, replicating its core infrastructure near the new airport. This might seem baffling or even draw cynicism, but investing in infrastructure when it seems unnecessary has always been Dubai's blueprint. Remarkably, this airport was first announced and began construction in 2005!
Expo City and Expo Valley was our top investment idea in 2023. With the Maktoum Airport expansion, the area has seen new projects from Emaar and Damac. South Bay's final phase sold out, and Emaar is now selling Golf Lane, signaling strong demand.
So the map now shows how the location of Expo stands out as almost a central business district for the Western part of Dubai.
In terms of real estate in Expo:
There are apartments available in the Sky Residences - the second of three apartment complexes which will come within Expo City & infront of Wasl Dome.
The apartments have risen in price since early 2023 but they are still buys for long-term; particularly if you can imagine the short term rental potential of being near the expanding airport, business district, growing exhibition & cultural space and no hotels in this part of Dubai. There are still 8 year payment-plans on these - from the Govt. of Dubai. Expect those payment-plans to change after Sky Residences is sold out.
Expect the large parking lots to be redesigned / modified to make way for new innovative work & living & modern office elements. Expect there to be residential components as well in future.
The townhouses & twin villas of Expo Valley are sold out. Handovers in 2026. There are a handful of luxury 5 beds on the main reserve. We believe these are one of the best & most unique buys at this
