What is happening at Azizi Venice?

As a company we have not actively promoted this development BUT it is a part of Dubai South - one of the parts of the city where we are extremely active (particularly in Expo City & Dubai South).

The Azizi Venice project is meant to cater to the growing importance & growth of the Dubai South district. It is directly adjacent to Emaar South - where every cluster that has handed over starting from 2017 onwards is fully occupied.


More about the Azizi Venice master-plan

- Azizi Venice announced in Oct 2023

- As per Azizi, so far about 10 - 11 residences have been sold out; another building is being released this weekend

- The master-plan will have a mix of residential & commercial buildings and about 110 luxury villas

- They have not started selling villas as yet

- Built entirely around crystal lagoons

- 20 million sq. ft. land

- Venice will eventually have: 2 schools, a mall, an Opera house

- Metro extension directly into the community from Maktoum Airport

Azizi Venice

•⁠ ⁠Prices from AED 1,400 - 2,000 per sq. ft.). Small apartment sizes.

•⁠ ⁠With its lagoons and facilities and large master-plan - Azizi Venice is positioning itself as a luxury grade

•⁠ ⁠In my personal opinion Azizi Venice is clearly expensive and overpriced; and dare I say - a bit speculative.

•⁠ ⁠While Dubai South is certainly at a stage of incredible growth moving forward - not everything is necessarily a great buy.


South Living, South Bay - releasing for sale next week

•⁠ ⁠Expected: AED 1,100 - 1,200 per sq. ft. Excellent price points. Larger than average apartment sizes. High-end.

•⁠ ⁠South Bay is the largest master-planned community in Dubai south - consisting of mainly townhouses & villas (5 out of 6 phases sold). These are the first of a handful of apartments planned in the district.


Expo City - sales ongoing for project 2 of 3 in the district

•⁠ ⁠Luxury - or above average specs. Prices from AED 1,900 - 2,000 per sq. ft. Best payment-plan of any apartment development in Dubai today - and this is from the Govt. of Dubai.

•⁠ ⁠Expo City will always be the best location in Dubai South & will evolve to be one of the most important commercial centers of the UAE.
