One of the major handovers of this year for new villas & townhouses in Dubai is Murooj Al Furjan:
As most of the villas have now received handover notices, we are seeing:
Several 4 bedroom villas being listed for rent with prices ranging from AED 400 - 450,000.
Just about 4 - 5 townhouses for sale in the entire community. 3 Bedrooms with asking prices at AED 4.2 M. 4 Bedroom townhouses are closer to the AED 5.0 M mark.
4 Bed villas are mainly from AED 6.0 - 7.5 M range, while 5 beds are around AED 8.0 M

This is a Murooj Al Furjan community master-plan map from June 2024 - where we tracked every transaction on resale market (which started in late 2021 with the first owners existing at 5 - 8% premiums).
Almost 80% of the community has ben resold at least once - mainly to end-users - who are now preparing to move-in.
Mudon Al Ranim
So for the many buyers entering the townhouse market with budgets lower than AED 3.5 M but yet don’t want to wait till 2028 OR are looking for more attractive floor-plans:
A good alternative to look at is Mudon Al Ranim - map above.
All 8 phases were sold in 2023 and handovers are from 2026 onwards.
The properties have a 40% payable on completion payment-plan which requires cash flows of AED 1.8 - 2.4 M immediately.
Mortgages can be obtained on handover (as we’re seeing now in Murooj).
Ranim Townhouses
In terms of floor-plans, general sizes and community facilities - Ranim townhouses are more similar to Murooj Al Furjan than the smaller boxed townhouses in Ranches 3, Elan)
Currently - 3 bedroom listings from AED 2.8 - 3.5 M including a beautiful G+2 townhouse on the park & pool.
