Current Valuations

This is the current valuations for ready townhouses in these two communities

• In Villa Nova we’re just taking the cluster of La Rosa which is the newest clusters to be completed and the most modern homes in the community.

• In Ranches 3 - the clusters of Sun, Joy, Spring & Ruba are ready.

• The handovers of Bliss, Bliss 2 and Raya are likely to take place in 2025, while the clusters of Anya & May are likely to handover in 2026.

In the above valuations range - we are only looking at ready clusters.

Cluster

• This is the cluster to be opened first for bulk buyers only (4 units & 20% down-payment)

• Once bulk sales conclude, the rest of the unhighlighted parts will be opened up for individual buyers.

• We can expect entire La Tilia to be sold out immediately.

• The floor-plans are likely to be very similar to Ranim (Mudon).

• If that is the case then the B2 unit types will have a G+2 configuration.

• These would be the largest townhouses in both Ranches & Villa Nova.
