If you want to buy or rent a 3 bed apartment right now in Dubai - as most families do - then this segment of the market feels particularly under-supplied - even for apartments.
Usually, less than 10 - 15% of all apartments in a building are 3 bed units.
Since most of the supply coming on board now was launched in 2016 - 2020 in slower market conditions - developers were concentrating more on smaller sized 1 & 2 bedroom apartments.
Pricing
The price of a 3 bedroom as a rough minimum kind of price is considered about AED 2,000,000 and from AED 4.0 - 5.0 M for a higher-end development.
Luxury / prime typically from above AED 6.0 M
Apartment Valuations
3 bed apartment in Al Furjan today - AED 2.0 - 2.5 M.
Built up areas from 1400 - 1800 sf.
So considering those apartment valuations
A 3 bed townhouse with a 2000 - 2,500 sf built up area, plot, within a community with a whole array of facilities are being released through 2024 at prices from AED 2.0 - 3.0 M on the off-plan market. (Emaar & Damac)
Of course today’s projects will handover in 2028 onwards; and the payment-plans with developers are more aggressive.
One major lever the market has going forward - to utilize particularly in slower market conditions - is that the banks can and are likely to finance off-plan Emaar projects once they are at least 50% paid (this is currently available in very select projects).
This would help that market rotate from investor towards end-users particularly once handovers are within a 12 -18 month away.
